In real estate sales, we are going out and look for a prospect. We prepare to meet with that prospect. When we meet with that prospect, that is the test. 1 or 2 things is going to occur. That prospect is going to list with you or not list with you. If they list with you, you earn cash. If they do not list with you you don’t earn any money. It is a pass-fail test. The more tests you pass, the more money you make.

The no 1 thing is monetary value. Once your house is staged decently, it’s price, price, and price! Those are the top 3 things that you have got to focus on; pricing it in the correct way. we’re in a time where we are contesting with banks, we’re contesting with short sales, we are competing with troubled circumstances and the only possible way we are able to struggle with that, is if we price the homes correctly. Selling the home because of the loss of a loved one is rarely simple. Using these steps to prepare the property will make it easier, and creates a win-win eventuality for all when the property sells.

I teach a week long real estate pre license class and give a test. Students are always worried about the test. Years back, one of my students gave me a T shirt that said on the front “If it's not on the test, I do not care”. This describes most of my students ‘ perspective. After you leave college, everything is a test.

Suggestion number one is see more people. Suggestion number two is get good at making that presentation. Get glorious at it. Practice it on real folks. Use your visual aids. Use animation. Tell great stories. Plan your closes. Know the answer to all the challenges. Get serious about getting their signature on that listing. This is a simple idea. The more prospects you see, the more will say yes and the more cash you’ll make.

Well the attitude that I really inspire for everyone is if you don’t really want to sell, or need to sell, then don’t; get your home off the market because it's not a good time. When the market is like this, buyers are picky and it is simply a really tough time to sell a home. So that the biggest thing is solely to adjust your game plan or your own perceived equities. It just doesn’t matter; the market isn’t sensitive to your plans.

When listing your home, you actually need to stage it properly and price it correctly. Sellers need to remove their predetermined ideas – regardless of whether their home had appraised for much more 1 or 2 years gone – we must refuse that; all that information doesn’t matter any longer.
